Northampton Area Housing (“the Site,” “we,” “us”) is a listings and matching platform for housing offered and sought in the Northampton, Massachusetts area. By creating an account or posting a listing, you agree to these terms.

1. Who can use this site

You must be at least 18 years old and able to form a binding contract. You’re responsible for the accuracy of anything you post: your profile, your listing, and any information you provide about a property or your own housing search.

2. Fair housing

Every listing and every interaction on this site must comply with the federal Fair Housing Act and Massachusetts fair housing law. You may not post, and we do not permit, any listing or communication that discriminates or expresses a preference based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, ancestry, marital status, veteran status, or source of income. We may remove any listing or account that violates this policy without refund.

3. Listing fees

Publishing a listing costs $5/month, billed on a recurring basis through Stripe for as long as the listing stays active. Fees are non-refundable once a billing period has started. You can cancel anytime from your account; your listing stays active through the end of the period you’ve already paid for and is then removed from public view.

4. What we don’t do

We are not a party to any lease, sale, or agreement you make with another user, and we don’t verify that a listed property exists, is available, or is accurately described. We don’t verify identity beyond the checks shown as badges on a profile (which may include email, phone, or business-name verification). Use judgment before sending money or signing anything with someone you met here. Meet in person, verify the property is real, and never wire money to someone you haven’t met.

5. Account termination

We can suspend or remove any account or listing that violates these terms, applicable law, or fair housing rules, at our discretion.

6. Changes

We may update these terms as the site grows. Material changes will be reflected here with an updated date.
